Mr. Tubito is an experienced real estate broker and developer who has
been actively involved in the remediation and redevelopment of Brownfield
properties for more than 14 years. Individually, he has obtained grant
monies from the State under the Hazardous Discharge Site Remediation
Fund (HDSRF) and Underground Storage Tank (UST) grant programs totaling
in excess of $12,000,000 for the investigation, remediation, and redevelopment
of numerous contaminated and potentially contaminated sites in municipalities
throughout New Jersey including: Perth Amboy, Garfield, Lodi, Penns
Grove, Carneys Point Township, Randolph, Salem City, Maplewood, Rahway,
Metuchen, Yonkers (New York), and numerous other municipalities. Many
of these properties have since been remediated and successfully redeveloped.
To date, Mr. Tubito has obtained in excess of 350 grants relating to
the HDSRF program and UST grant programs from the State of New Jersey
and obtained Brownfield Development Area (BDA) designations for several
hundred acres of redevelopment areas for municipalities in New Jersey.
Along with the HDSRF Grant Program for municipalities, Mr. Tubito is
also involved in the redevelopment of private sector Brownfield properties.
Currently, he is working closely with several clients to assist with
the acquisition of industrial sites for remediation and redevelopment
of these blighted former industrial properties.
Mr. Tubito works with Excel's senior staff in the development and implementation
of business and marketing opportunities related to contaminated property
acquisition and redevelopment. His duties include providing high-level
technical and strategic consultation to a wide range of public and private
sector clients to find creative solutions for redevelopment of known
and suspect contaminated properties utilizing incentives under the Brownfield
Act, the Environmental Opportunity Zone Act, as well as grants and alternative
funding under the HDSRF Program. Among other key projects, he is spearheading
a major Brownfields project involving assembly of numerous parcels of
contiguous land totaling in excess of 1,000 acres that will be remediated
then redeveloped.
